Rental Application Helpful Hints
We are going to be easy to work with and want to ensure you enjoy being a tenant of ours. We just ask that you follow the terms of the lease, and when in doubt, just give us a call.

As for the initial rental application, there is no charge. We will conduct a preliminary background search on you. If you have something lurking in the shadows i.e. bankruptcy, evection, etc. please tell us up front and tell us your side of the story. Anything that you don’t disclose, and we learn, will pretty much ruin your odds of renting from us. We don’t charge an upfront application fee, but after you make it past the initial application and it looks like we are a good fit, a link will be sent to you by Transunion. The fee to conduct a background check on you is approximately 45 dollars and you pay the fee directly to Transunion. ALL APPLICANTS OVER 18 MUST COMPLETE THEIR OWN APPLICATION AND PAY THIS FEE – NO EXCEPTIONS.
Completing an application itself, is NOT a guarantee of housing. Vacancies are not filled on a first come first serve basis. When there are multiple applicants, we select the one with the most favorable overall rating. We do not discriminate based on race, sex, color, national origin, familial status, or any other protected class.
Please be certain you can afford the rent and that you can pay it on time. We don’t want this to be a burden for you. The security deposit is one month’s rent. Your first month rent and security deposit are due in advance, if you move in other than on the first of the month, the following month’s rent will be adjusted for the number of days you were actually there.
The more information you complete on the rental application the more consideration you will be given. We understand a lot of personal information is being requested and want you to know we will protect this information. We too have been renters, it is just part of the process.
We are not set up to process section 8 housing vouchers nor do we ever expect to, sorry.
We will process applications as quickly as we can. If you would also include your email address we can keep you updated as we go. We should be able to process your application within a few days of us receiving it (generally we try to do it in 48 hours). Include a copy of your most recent pay check stub from your employer. Include a copy of your drivers license.
All adults (18 years of age or older) who will be living in the home need to complete the application separately.
If we require additional information from you, we will email you to request it – be sure to add the email address below to your contacts or it may go to your spam folder. Your prompt response will speed up the process. If you have any questions in the interim, you may email us at manager@midwestcharmproperties.com and put “Rental application” in the subject line.
The process:
- Complete a viewing application to start. There is NO fee to complete the initial application. Follow the instructions on the application and attach a copy of your photo ID.
- We will review your application and if all information appears to be consistent with our screening process, you will move to the next step.
- A link will then be sent to you from Transunion. This is part of the tenant screening process. The fee is paid by you directly to Transunion – It is approximately 45 dollars and it is NOT REFUNDABLE paid by each person over 18. Please be sure to review our selection criteria for tenants.
- We review a report provided by Transunion that shows: your credit worthiness, if you have ever been evicted, paid rent late, have a criminal background and lawsuit history. They provide us with a recommendation as to your suitability.
- We will show you the property, if you like the property you will move to the next step.
- If all is well, you sign a lease and provide the deposits and other monies requested.
